The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property. How does a home measurement or floorplan service work?During a measurement service, an appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage of the home and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more. When do I need a floorplan service?Challenging real estate taxesTax records frequently reflect inaccurate area of a property because the values can come from many sources, and occasionally go unproven — which means you may be paying for more space than you have! Unless an appraiser has performed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying. Selling a propertyA floorplan service will secure a fair price for your house. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home is to reference a recent appraisal or home measurement service executed by a certified appraiser (after any updating that may have affected square footage). Material for agentsTo ensure that your client's property sells at a price that properly reflects market value, we recommend seeking a home measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic for attracting potential buyers because they can review the layout and details of the property before and after touring.
